STANDARD RULES FOR GULF HIGHLANDS BEACH RESORT

OWNERS, RENTERS AND GUESTS

 

 

 

QUIET HOURS 

 

11:00 p.m. to 7:00 a.m.

Loud and excessive noise will not be allowed at any time.  Noise must be kept at a level that will not constitute a nuisance to the neighbors. 

 

 

PARKING

 

Park only in spaces assigned to your unit. Vehicles are subject to be towed at the renter’s expense should you park in another unit’s space(s).  There is additional parking at the Public Parking lot(s) located at Richard Jackson Boulevard at Ocean Towers Condominiums, Churchwell Drive at Front Beach Road, or Thomas Drive at Ripleys. The rates are: $1/hr. or up to $6/day.

 

No watercraft, boats, trailers, campers, buses, or RV’s.

No parking on grass or double parking on the street.

GHBR is not liable or responsible for any damage to your vehicle while on the property.

Parking is at the vehicle owner’s expense.

 

TRASH

 

All trash should be tied in trash bags and placed in the silver trash containers near your unit.  No trash should be placed on the ground. 

 

No trash and debris shall be allowed to accumulate outside a home. 

 

 

GOLF CARTS

 

Not all owners rent their personal golf carts.  If you choose to rent a golf cart – contact Panama City Beach Golf Cart Rentals and let them know you are staying in GHBR – they know what is required and have special weekly rates with pick up and delivery available. 

Located on site is BTBPCB.com Golf Carts (850.557.7787). They will deliver and pick up.  Their location is at the front gate before you enter across from the condos.

 

Street legal rental golf carts, 6 seat rental carts and scooters are no longer permitted within GHBR – per HOA rules.  Only licensed drivers are allowed to operate golf carts.

 

Golf carts are not allowed to be parked on grass, sidewalks or back patios. 

 

 

 

PETS

 

Not all owners allow pets, but those that do must have pets leashed and under positive control at all times when outside the units.  No pets shall be allowed to be enclosed, caged, or tethered to any object outside any building without the person being responsible being physically present.

 

Pets are not allowed in common area buildings, fenced areas of swimming pools or within 20 feet of any picnic table on common areas, or recreational facilities. 

 

Local pet ordinances do not allow pets on the public beach.   There is a dog beach/park located at Pier Park.  

 

Pet waste must be collected immediately in an appropriate disposal bag and deposited into a green pet waste receptacle for proper disposal.  Pet waste shall not be deposited into the silver garbage collection bin. 

 

Both homeowner where the pet resides, and the person responsible for the pet, shall be liable for all damage or injuries caused by the pets. 

 

There is a maximum of 2 pets per unit/home. 

 

POOLS

 

There are rules posted at each pool, and must be strictly followed, including limits on the number of bathers in the water.  There are NO lifeguards.  Swimming is at your own risk.

 

Pools are generally open from 8 a.m. to 11 p.m.   Pools may be closed from time to time due to weather or maintenance concerns. 

 

Do not enter a pool area if the gate is locked. 

 

Children must be supervised by an adult at all times. 

 

Small children and incontinent adults must wear waterproof swimmers (diapers).

 

Glass containers are prohibited in and around the pool areas.  Food and beverages are prohibited within 4 ft. of the pools’ edge. 

 

Pool furniture may not be reserved for future use or removed from the pool area. 

 

Small floats are allowed in pools as long as space and bathing load permits.

 

No “tents or canopies” are allowed within the pool fence or within 10 feet of a pool.

OTHER AMENITIES

 

The Fitness Center building is generally open from 8 a.m. to 11 p.m.  Entry is restricted to adults 18 years of age and older. 

 

Tennis, Shuffle Board and Putt Putt are generally open from 8 a.m. to 11 p.m.

 

Tennis Courts are restricted to tennis and pickle ball only. 

 

The Association does not provide play equipment (rackets, balls, clubs, etc.)  Some owners may provide them to their renter or guests during their stay. 

 

Children must be supervised at all times while on the playgrounds and must only be used as intended. 

 

All amenities shall be used for the activity for which they were designed (i.e. no skates, roller blades, skate boards or bikes on the putt putt, shuffle board or tennis courts). 

 

 

 

MISCELLANEOUS

 

The HOA and Fire Marshall limits 3 bedrooms to 8 people, 2 bedrooms to 6 people and 1 bedroom /efficiencies to 4 people. 

Beach toys, wagons, grills, beach towels, coolers, tents and bicycles are to be kept behind each unit.

 

Swimming or wading is not allowed in the lake, canal, or putt putt ponds. 

 

Smoking is only allowed in designated areas. 

 

No open fires or wood burning fire pits are allowed on property. 

 

Grills may be used if placed 10 feet away from any building. 

 

No fireworks are allowed of any kind on GHBR property. 

 

The Association retains enforcement rights including all available remedies per current Florida statute and Association covenants.  This includes, but not limited to, fines, injunctions, and towing.   

 

All persons will obey the Association’s management and property patrol employees while in the Resort.  Employees are operating under authority of the Board of Directors. 

 

All persons shall be required to produce verification of their right to enter or to be in the Resort. 

No one under the age of 21 shall be allowed to rent a unit.  Some owners will not allow under the age of 25 to rent a unit. 

 

There should be no overnight tents, canopies, or any sleeping quarter arrangements outside of any home.
